We spend a lot of time on the ground carefully selecting appropriate properties for our clients. We primarily source a wide range of investment properties that include single family let properties, multi-let units, HMO (Housing Of Multiple Occupancy), Flip's, Mixed-Use and Commercial Conversions. When we have found a property, negotiated and agreed and believe is the right opportunity for our clients, we will send a detailed property report which outlines the opportunity, showing a cost breakdown and market comparables. The report can include photographs upon request.
We will negotiate the purchase price ensuring we get the best deal for our clients. We will then manage the whole process liaising with agents or vendors, and put our clients in touch with very efficient & reliable solicitors and brokers if needed, to make sure the purchase runs as smoothly as possible. We do recommend investors carry out full damp reports on all property investments to alleviate any issues cropping up in the refurbishment process.
We carry out any refurbishment work needed on each property for our clients. We have a delegated project manager who overseas our team of trusted tradesmen who work on all our projects. We request quotes and send them to the client for approval. We aim to start a refurb at any property within five working days of completion and complete the repairs as quickly as possible so that the property is ready to let.
We ensure that the property is pre-marketed and let as quickly as possible to the right tenant. We ensure that all AST’s are accurate and up to date with all legislation, and we protect all bonds into a Tenancy deposit scheme. At every stage of the process we keep our clients updated.

As well as sourcing different property strategies, we will manage any repairs and renovations on your behalf, making it as stress free as possible. The renovations are done to a standard that will fetch you the highest possible rent achievable. We ask the lettings agent to carry out a thorough inspection even 6 months providing details on any improvements should they be required, giving you reassurance that your property remains in a good condition for future rentals or resale. However, if you feel more frequent visits are required then please ask the letting agents to increase inspections on a case by case basis therefore minimising the cost of repairs by acting in good time.

Performance Properties can get repossession leads accross the UK directly from the courts. We have access to the court houses and can obtain information of people going through repossession. Our aim is to help these people and stop the repossession from taking place by creating a win-win situation for all. We can provide you with the full process as well as documentation of our 3 touch system to go along with the repossession leads.
Performance Properties host Property Tours in various locations around England and Wales and we welcome all clients who have not been on our tours to spend the day and meet our team. We will show you around various properties that have either just been refurbished or are part way through a refurbishment and including, in most cases, properties that are 'live active deals' on the market.
The tour will usually include some 'nice dirty properties' which are how we have found them at their worst before we start any works, and then we will walk you through the expected refurbishment standard we like to achieve, plus various strategy options from regular Buy-to-lets to HMO's to flips and commercial properties where available.

Performance Properties main focus regarding investment has been high yield investment properties which generate anything from 7% to 25% true rate of return (after all costs). We aim to get the maximum return for our investors and only source UK based property.
Once a suitable property has been sourced, the deal is marketed to our database and a commitment fee to secure that investment will need to be paid on a first to reserve basis. A full report will be prepared to include photographs and a breakdown of the investment property. We have a shortlist of specialist tradesman and will manage any renovations or repair work required. Whilst the renovations are being done we will start to market the property to ensure the property is let in a timely manner if it is a buy-and-hold strategy.
